Before you tour a single home, line up your team: a local real estate agent who knows South Florida contracts, a lender familiar with Florida insurance requirements, and a licensed home inspector. Check the flood zone. Many South Florida properties sit in AE or VE zones where flood insurance is required by the lender. Look up the FEMA flood map for any address before you fall in love with it, and budget for the premium.

Budget beyond the mortgage. Plan for insurance, property taxes, HOA dues, and a maintenance reserve. South Florida's climate is tough on roofs, AC systems, and exteriors, so a realistic annual maintenance budget protects you from surprises.

After Closing: Your First 90 Days
