10 Essential Home Maintenance Tips for South Florida Homeowners

The Ten Tips

1. Clear your AC condensate drain line. Our humidity means your AC pulls gallons of water from the air daily. A clogged drain line is the number one cause of ceiling water damage we see. Flush it with vinegar monthly during cooling season and keep the overflow safety switch working.

2. Keep your roof clear of debris. Leaves and branches in valleys and gutters trap moisture against the roof and send water sideways under flashing. A quick clearing after storms prevents the slow leaks that rot decking.

3. Reseal exterior caulking annually. Sun breaks down caulk around windows, doors, and penetrations fast here. Fresh sealant keeps wind-driven rain outside where it belongs.

4. Flush your water heater yearly. Hard water and heat shorten water heater life. Annual flushing removes sediment, and checking the anode rod every few years can add years of service.

5. Test GFCI and AFCI protection. Bathrooms, kitchens, garages, and exteriors need working GFCI outlets, and most panels now need AFCI breakers on bedroom circuits. Press the test buttons twice a year.

6. Inspect for plumbing leaks under every sink. Slow supply-line and P-trap leaks destroy cabinets silently. A twice-yearly look with a flashlight catches them while the fix is still cheap.

7. Exercise your hurricane shutters. Accordion and roll-down shutters seize up if they sit for years. Operate every shutter before June 1 so they work when a storm is actually coming.

8. Clean gutters and verify downspout drainage. In our downpours, overflowing gutters dump water against the foundation and into soffits. Keep them clear and make sure downspouts carry water at least several feet from the house.

9. Check attic ventilation. A superheated attic cooks shingles from below and spikes cooling bills. Make sure soffit vents are not blocked by insulation and that ridge or roof vents are clear.

10. Replace smoke and CO detector batteries and check dates. Detectors expire: smoke alarms after 10 years, CO alarms after 5 to 7. Fresh batteries twice a year and timely replacement keep your family safe.
